1 Initial due diligence - we work out if we could secure planning considering local planning policy and any constraints in the area concerned. Flood risk, SSSI, AONB etc etc
2 We design a scheme to suit the local plan ready to submit for planning - again no cost or commitment to land owner and then produce a full project cost appraisal to allow us to value the land.
3 Present the land purchase offer to the vendor with no obligation.
We are that confident that even if we do not gain any planning consent at all, we do not charge you a penny. If you are happy with the offer we both instruct solicitors and you sit back and let us do the work. If you don't like the offer, we wish you well and move on to the next site. We have a pipeline of builders and developers always looking for the next site and the housing requirement is growing every year as we fail to build sufficient stock.
